How Algae & Fungus Effects Aluminum Pool Cages

Algae grows best in warm, humid areas. If seen on aluminum, it should be promptly removed to prevent harm to the metal and coatings, weakens screens, leading to discoloration and possible need for replacement due to tears at the spine. Delaying removal can harm the paint or coatings.

Fungus breaks down surfaces and must be cleaned regularly to prevent corrosion. Fungus is not just a visual issue, it breaks down protective surfaces. Algae spreads easily in humid, shaded areas where water collects. It can spread quickly through wind and wildlife.

Soft washing is a gentle cleaning method ideal for surfaces such as decking, fencing, roofing, siding, and gutters. It prevents damage from high-pressure cleaning and is our preferred method at Exact Pressure for cleaning your home’s exterior.

Soft washing solutions consist mainly of water and mild chlorination, with sodium hypochlorite for removing mold and algae. Soap additives like surfactants help the solution adhere to surfaces for better cleaning.

Pressure washing is using a high-pressure water spray to clean surfaces that are difficult to clean using other methods,  typically pressure washing is used on hard surfaces.  The surfaces that usually require regular pressure washing include:

• Concrete to remove mold, gum, and dirt stains.
• Pavers
• Wooden decks and wooden fences to return the wood’s vibrant color and to remove mold, mildew, and algae.

We measure your property using state-of-the-art satellite measuring technology. This gives us precise square footage so that we can provide the most accurate quote possible without having to go to your home.  The day of scheduled service we do a full walk around inspection and advise you prior to starting the services should there be anything has caused the price quote to change up or down.

The exterior of your windows is soaped and rinsed during our house washing process. However, we do not squeegee or dry them by hand. As you know the water in Florida causes water marks which may require you to hand clean your windows after our house washing is complete.  We suggest that you can clean all windows after we have completed the house wash.

Yes, we do require access to a working water spigot on the outside of the house.

We will always do our best to remove oil/rust stains and tire marks from your hard surface driveways and walks area but the short answer is No. These stains may lighten up in color, but our process is not designed to remove oil/rust stains or inorganic marks. In some cases we can use a restoration process to better help eliminate these types of stains at an additional cost.

The chalky white substance on your siding is Oxidation! Oxidation is not equivalent to dirt; soft washing  and or pressure washing can only eliminate dirt, not oxidation.

What is Oxidation? Oxidation is the fading, of painted and unpainted surfaces such as Vinyl, Cement Board, Stucco, EIFS, and Metal siding and many others. Oxidation occurs when the ultraviolet light from the sun breaks down the binders in the paint or surface and releases pigments. Oxidation also occurs from neglect or improper maintenance of the surface as well as other causes. High pressure power washing can remove the protective coating on your siding causing it to oxidize quicker causing it to dull and lighten in color. 

There is a bit of good news, there is a cleaner available to remove oxidation, however, it is expensive due to chemical and labor costs. Here’s the bad news; we typically do not recommend going through the oxidation removal process. Why?, because the sun and elements will only re-oxidize it very quickly and you will have it again with in a year or so. 

 Our Soft Wash non pressure cleaning process is used to remove mold, mildew, algae, and other organic stains and as little of the oxidation as possible. As the surface dries after cleaning, and due to this pre-existing condition, oxidized or faded areas, although rare, may reveal stains underneath weep holes of siding, irregular spotting of the surface and other surface irregularities including the oxidation becoming more apparent causing the siding to look lighter in color. While the surface will be clean, we cannot guarantee the final outcome or be responsible for these inconsistencies.  

Note:  Attempting to remove Oxidation with a high pressure wash can exacerbate the problem, leading to uneven results or damage.

While we take steps to protect outdoor plants, there is chance of yellowing /damage. To help reduce this risk, we suggest watering your plants beforehand and turning on sprinklers before we arrive and after we are done. This will help keep your plants hydrated and less prone to stress during the house washing process.  – All potted plants should be removed from the cleaning areas prior to our arrival.

Please help us by removing everything in and around the cleaning area’s such as lawn/patio furniture, cover all outdoor TV’s water tight or remove, clear out the lanai if we are cleaning the lanai and or the lanai screens, remove any outdoor throw rugs or door mats. Please have this done before we arrive. If you don’t want it wet or damaged by the cleaning products please move items before we arrive. Be sure that they are far enough away that no over spray will reach these items.

NOTE: We charge a minimum of $5 per item if we have to move items out and a minimum of $5 per item if we have to move it back in. Upon arrival we perform a walk around and will provide you with the additional cost should we have to move items left in our work areas.

Please move all vehicle’s far enough away so that overspray does not reach them.  We send a pre-arrival checklist to our clients to be sure that everything is ready for us when we arrive.
